GuocoLand to set new benchmark with launch of Lentor Modern. GuocoLand’s Lentor Modern, the first and only integrated development in the projected Lentor Hills complex, will be on display on September 2. The development will include 605 residential units spread across three 25-story towers as well as a retail area. The entire property will be underground and linked to the Thomson-East Coast Line’s Lentor MRT Station.
The 96,000 square foot retail component of Lentor Modern has a significant street frontage. The mall has one level at one end and three stories at the other due to the slope of the land. The stores and food and beverage establishments are on the first floor, followed by a 12,000 square foot supermarket and a 10,000 square foot daycare center. “The project is structured so that people can walk from the MRT station to the retailers, grocery, dining options, and childcare center in under a minute,” GuocoLand general manager Dora Chng adds (residential).
The Lentor Hills estate has been turned into a new home subdivision with nothing but empty ground. It is, however, located within a well-established private housing enclave accessible by Yio Chu Kang Road and Ang Mo Kio Avenue 5. “The Lentor neighborhood is a lovely, affluent community surrounded by private home complexes,” says GuocoLand CEO Cheng Hsing Yao. “It’s near to nature, but it lacks a hub, a center where the surrounding community can gather,” Lentor Modern, which includes a public plaza in front of the mall and is positioned as the neighborhood’s new hub, explains. “There will also be public gathering places,” Cheng explains. “It will be positioned as a hip retail and social hub.”
He believes Lentor Modern will bring in “an exciting new way of life” in the Lentor area, which is why it’s termed the “Modern” series. Lentor Modern will be the third edition of the series, following Martin Modern in Martin Place at Robertson Quay and Midtown Modern in the Beach Road-Bugis district. Lentor Modern is GuocoLand’s third Modern series partnership with ADDP Architects, and its second with landscape architect Ortus Design, who also worked on Midtown Modern.
