GuocoLand to launch preview for Lentor condo project; prices start from S$1,880 psf. Pricing for the Lentor Modern integrated mixed-use property will begin on Friday, September 2, with prices beginning at S$1,880 per square foot (psf).

In the Lentor region, this will be the first launch of a private condominium in more than 20 years. The real estate developer announced in a news release on Wednesday that it would also be seamlessly integrated with the Thomson-East Coast Line’s Lentor MRT station. There will be 605 homes available, with the majority having two or three bedrooms. According to GuocoLand, each of the 2- to 4-bedroom apartments would include a unique “flex room” to accommodate various requirements.

The starting prices for one- and two-bedroom apartments are approximately S$1.1 million and S$1.4 million, whilst the starting prices for three- and four-bedroom apartments are S$1.9 million and S$2.9 million, respectively. Three 25-story residential buildings will be included in the 99-year leasehold complex, which is situated on 1.7 hectares of land and has 96,000 square feet of F&B and retail space, a 12,000 square foot supermarket, and a 10,000 square foot childcare facility. By 2026, GuocoLand hopes to have the project finished.

The 605-unit Lentor Modern will open once Frasers Property finishes previewing the 158-unit Sky [email protected], which began last weekend on August 27. A two-bedroom apartment with 657 square feet will cost about S$1.3 million, a three-bedroom apartment with 893 square feet will cost about S$1.7 million, and a four-bedroom apartment with 1,302 square feet will cost about S$2.6 million. The indicative prices for Frasers’ Bedok project begin at S$1,937 per square foot.

District 20 includes the neighborhoods of Ang Mo Kio, Bishan, and Thomson in addition to Lentor Modern. A joint venture run by UOL sold 98% of the 372-unit AMO Residence during its first weekend of sales, with prices starting at S$1,890 per square foot. About five weeks ago, something occurred. Kheng Leong Company, Singapore Land Group, and UOL Group are building AMO Residence in Ang Mo Kio.

The Lentor Modern by GuocoLand will offer amenities such a leisure pool, spa pool, and jacuzzi alcove in addition to a 50- and 25-meter lap pool. A large clubhouse, a tennis court, an indoor and outdoor gym, and two distinctive lawns will also be present. The clubhouse will have a dance studio, a business lounge, two event rooms, and a gaming area. Anderson Primary School, Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School (Primary and Secondary), Mayflower Primary School, Anderson Secondary School, Presbyterian High School, Anderson Serangoon Junior College, and Nanyang Polytechnic are a few of the nearby educational facilities.
