7 Most Expensive Condominium Apartments Sold in Singapore. Recent developments in Singapore’s residential real estate market have been very active, with record-breaking prices for both the Good Class Bungalow (GCB) and luxury condominium categories in 2021. Because they do not require buyers to be Singapore citizens—unlike GCBs—luxury condominium flats in Singapore are a particularly appealing alternative for the ultra-high-net-worth (UHNW) and foreign investors in the region. This has caused prices for these high-rise structures with their coveted sites and cutting-edge facilities to rocket higher than ever.
We present the most remarkable condominium purchases in Singapore over the last few years, ranked by price, from a record-breaking penthouse purchase to the bulk purchase of all the units within a premium condominium.
1. Eden condominium
Sold for: SG$293 million (approximately US$215.54 million)
A single buyer purchased all 20 units at the opulent condominium Eden in March 2021, garnering media attention for Hong Kong real estate developer Swire Properties. The Taiwanese Tsai family, who owns the snack food company Want Want China Holdings, is said to be the sole purchaser. The 20 units were purchased for a total of SG$293 million, or SG$4,827 per square foot (psf). Each apartment unit, created by British designer Thomas Heatherwick of the Heatherwick Studio, encompasses an entire floor of more than 3,000 square feet, has four en-suite bedrooms, and is connected to a custom private garden to create a vertical green landscape.
2. Les Maisons Nassim penthouse
Sold for: SG$75 million
The purchase of one of the two Les Maisons Nassim penthouse apartments for SG$75 million by an undisclosed buyer became public knowledge in October 2021. The 12,077 square foot apartment unit has a price per square foot of SG$6,210. District 10 is where it is located. Lewis Cha, executive director of List Sotheby’s International Realty, told The Business Times that the Les Maisons Nassim property is likely the most expensive penthouse ever sold in Singapore based on verified transactions over the past 20 years. Three blocks, comprising 14 unique units, make up the low-rise freehold complex created by Shun Tak Holdings. In the first quarter of 2023, it is now on pace to receive its anticipated temporary occupation permit (TOP).
3. Wallich Residence penthouse
Sold for: SG$62 million
The only transaction that allegedly came close to the record-breaking price of the Les Maisons Nassim penthouse apartment was reportedly made by James Dyson, who reportedly paid SG$73.8 million for the super penthouse at Wallich Residence in 2019. The British inventor and his wife sold the device to businessman Leo Koguan of Indonesian descent a year later for SG$62 million at a loss. Although Dyson made a tidy SG$11.8 million profit on the sale of his penthouse apartment, the high asking price was still a significant sum and the most expensive penthouse deal of 2020. The penthouse apartment, which is located on the top floor of the 64-story, 290-meter-tall Guoco Tower, features five bedrooms, each with a private bathroom, a private garden, a private lift, space for 600 bottles of wine, and round-the-clock butler service.
